Centennial Management's approach to maintenance is to make your life as a board member as painless as possible. Our prompt services and attention to details can help minimize resident dissatisfaction that often turns into never ending complaint calls from the members.

Maintenance Services

  • Identify areas of deferred maintenance
    • Peeling paint and wood rot; roofs; concrete and asphalt surfaces; drainage issues; fencing; pools; landscaping
  • Perform reserve analysis
    • Identify capital improvements; assess remaining useful life of improvements; estimate future replacement cost of improvements; calculate required reserve contributions needed to fund future reserve requirements
  • Establish long-term improvements schedule
    • In conjunction with reserve analysis, prepare improvements schedule in order to reduce deferred maintenance and to minimize unforeseen improvement projects, thereby eliminating unscheduled special assessments
  • Solicitation and review of common area bids
    • Utilize extensive list of qualified, experienced contractors accumulated over our years in business since 1962. Bids are analyzed, organized and presented to the Board in order to streamline the decision-making process and avoid errors in the selection process.
  • 24-hour emergency service
    • Maintenance technician is on call 24 hours a day.Telephone messaging/notification system alerts on-call technician every 15 minutes until message is retrieved. Calls are promptly returned and issues are resolved immediately when practicable.
  • On-site maintenance
    • Trained, professional, polite, conscientious technicians are available to perform on-site maintenance. Full-time or part-time technicians. All on-site technicians are employees of Centennial.
  • Supervision of on-site employees and contractors
    • On-site employees and contractors are supervised by maintenance and construction professionals, not an office clerk or property manager. All work performed is reviewed to ensure satisfactory completion.
  • Computerized tracking of maintenance requests
    • Work orders are prepared for all maintenance requests and maintenance projects. Work orders indicate name, address, telephone number, nature of request, date, and status. All work orders are assigned to an individual and monitored until completion.
